Tools such a virtual tours, digital galleries, maps and floorplans give buyers an accurate impression of your property and allow them to make a realistic determination as to whether or not it meets their requirements.
Allowing buyers to compile a thoughtful shortlist of properties before leaving their living rooms saves time and effort and reduces buyer fatigue. It also means that the people who do view your property have a genuine interest. This is why in the US today, more than 70% of property searches begin online.
Once a buyer has shortlisted your property, the next step is for them to arrange to see it in person. My-Bermuda-House allows interested prospects to request viewing appointments online. All they have to do is pull up the Property Details page for your property, click the "Make an Appointment" icon, fill in the data fields and submit the request. It's as simple as that. Their request will be delivered electronically to My-Bemuda-House and we will confirm a viewing appointment with them, based on an availability calendar that we will work out with you.
However, we know you don't want to be swamped with people who are not serious prospects. Therefore, before we bring anyone into your home, we try to ensure that your property is a good fit for them. We interview people who request an appointment to confirm their financial resources and establish that your home meets their requirements. A home after all is more than just a collection of bedrooms and bathrooms. Two houses may look similar on paper - four bedrooms, three baths and a similar price - and yet be very different in terms of design, location, lot size, land tax costs, interior dimensions and exterior finish. We want to make sure that your house has the features and amenities a buyer wants before we impose on you. In this way we only show properties to serious prospects.
Once satisfied, we will escort the prospective buyer around the property and explain the features and benefits of your home. After the tour, we will provide you with feedback on how the property was received and make suggestions on any tweaks or minor adjustments that could improve its presentation. This process of continuous refinement based on timely market feedback helps us to position the property in the market for optimal impact.
